Birla Arika Gurgaon Price: ₹4,600 Crore Project Decoded
Birla Arika Gurgaon price works out to roughly ₹10.5 crore per residence in Phase 2. That number comes from Aditya Birla Real Estate’s stock-exchange filing: over ₹1,600 crore booked across 152 of 156 units in under a month. Broker-quoted starting prices for the same project range from ₹9.49 Cr to ₹12.94 Cr.
- The only sourced Birla Arika price is ₹10.42 Cr, and it comes from a SEBI filing, not a price list.
- Realised tickets moved about 13% between Phase 1 and Phase 2. Gurugram as a city moved 6%.
- NCR sales fell 7% in H1 2026. This project cleared 97% in under a month. Both facts are true, and that is the point.
Birla Arika Sector 31, Gurgaon: the six numbers that matter
- ₹1,600 Cr booked across 152 of 156 Phase 2 residences in under a month ABREL filing to BSE/NSE, 7 April 2026.
- ₹10.42 Cr average realised ticket in Phase 2. Derived from that filing, not from a price list.
- ₹3,000 Cr booked in Phase 1, March 2025. Combined across both phases: about ₹4,600 Cr.
- ₹18,354/sq. ft. Gurugram’s citywide average in H1 2026 is up 6% YoY (Knight Frank India).
- 7% NCR residential sales in H1 2026, against launches that rose (Knight Frank India).
- December 2031 RERA-declared possession. Registrations: GGM/914/646/2025/17 and GGM/1044/776/2026/16.
The One Birla Arika Gurgaon Price That Didn’t Come from a Brochure
Search the project name and a price today. Page one gives you four answers. One microsite opens at ₹9.49 Cr. Another says ₹10.42 Cr. A third quotes ₹12.90 Cr. A fourth publishes a ₹12.94 Cr- ₹ 17.2 Cr band. Same project, same week, four numbers, no sources.
There is one figure with a paper trail behind it.
On 7 April 2026, Aditya Birla Real Estate Limited told BSE and NSE that Birla Estates had booked over ₹1,600 crores at Birla Arika Phase 2, and that 152 of its 156 residences had been sold within a month of launch. Business Standard reported the disclosure the same day. Divide ₹1,600 crore by 152 homes.₹10.42 crore.
That is not a starting price or an asking price. It is the average a listed company has told two stock exchanges that 152 households agreed to pay, filed under Regulation 30 of the SEBI listing rules, where an inaccuracy carries consequences, a broker sheet does not.
Two cautions before you use that number
- Booking value is the agreement value. Your final outgo adds GST, stamp duty, registration, and club charges on top. ₹10.42 Cr is the base, not the cheque amount.
- An average flattens the floor-rise. A 38th-floor unit and a 4th-floor unit both sit inside it. Ask for your specific floor before you anchor on the mean.
Even with both caveats, ₹10.42 Cr is the most honest Birla Arika Gurgaon price in circulation, because it is the only one derived from a document somebody signed.
Phase 1 to Phase 2: The 13-Month Repricing, in Rupees
Run the same arithmetic backwards.
Phase 1 launched in March 2025 and recorded sales of approximately ₹3,000 crores, per the same Business Standard report. 99acres lists Phase 1 at 322 units across four towers. Three thousand crore across roughly 322 homes is about ₹9.32 crore.
| Phase | RERA Registration | Units | Booking Value | Derived Average Ticket |
|---|---|---|---|---|
| Phase 1 | GGM/914/646/2025/17 (20 Feb 2025) | 322 | ₹3,000 Cr | ₹9.3 Cr (indicative) |
| Phase 2 | GGM/1044/776/2026/16 (25 Feb 2026) | 152 of 156 sold | ₹1,600 Cr+ | ₹10.42 Cr (high confidence) |
| Both | – | 474 booked | ₹4,600 Cr | ₹9.7 Cr blended |
So the realized ticket moved by roughly 13% over 13 months.
Be careful with that 13%. We hold the Phase 2 figure to a high confidence bar because its numerator and denominator come from the same filing. The Phase 1 figure is indicative only: press-reported numerator, listing-portal denominator, and a unit mix that differs from Phase 2’s. Read 13% as a direction of travel, not a return you can put in a spreadsheet.
Direction is still worth something. It says the second phase repriced upward, and the market took it in under a month.
Why Gurugram’s 6% and Birla Arika’s 13% Are Not the Same Market
Knight Frank India’s H1 2026 India Real Estate data puts Gurugram’s average residential price at ₹18,354 per sq. ft., up 6% year on year. Across the same six months, NCR sales fell 7%.
Hold those three numbers together. City volumes down 7%. City prices up 6%. One project’s realized ticket rose by about 13%, with 97% absorption in under a month.
Gurugram is not booming. Gurugram has split.
The wider Knight Frank read explains why. Across the top eight cities in H1 2026, developers launched 187,350 homes against 171,471 sold, the latest in a run of periods where launches have outpaced sales since 2022. Homes above ₹1 crore now account for 54% of all sales, up from 49% a year earlier. Sub-₹1 crore inventory across Gurugram, Noida and Delhi has largely been absorbed with thin replacement supply, pushing what is actually available into the ₹2 crore-plus band.
The aggregate NCR number describes a market most Birla Arika buyers are not standing in. A 7% volume decline concentrated in the segments below ₹2 crore tells you almost nothing about a ₹10 crore product with 156 units.
What the premium actually buys, per square foot
On super area, ₹10.42 crore spread across a 4,300 to 4,900 sq. ft. footprint works out to roughly ₹21,500 to ₹24,500 per sq. ft. Against Knight Frank’s ₹18,354, that is a 17% to 33% premium.
| Metric | Gurugram (H1 2026) | Birla Arika (derived) | Gap |
|---|---|---|---|
| Price per sq. ft. (super) | ₹18,354 | ₹21,500–₹24,500 | +17% to +33% |
| Annual price movement | +6% YoY | +13% (13 months, realised ticket) | 2x |
| Sales volume trend | NCR−7% (H1 2026) | 97% absorbed in <1 month | Divergent |
| Units per floor | 4-8 typical in older stock | 2 | Low density |
That 17% to 33% is what a roughly 13-acre parcel inside the old sector grid, two homes per floor, and a 2031 handover currently cost above the city mean. Whether it holds is a different question, and we get to it below.
Birla Arika Gurgaon Floor Plan: Why the Two-Type Mix Makes the Average Honest
The Birla Arika Sector 31 Gurgaon has one configuration and 2 sizes: 4 BHK plus staff, at roughly 4,300 sq. ft. and roughly 4,900 sq. ft. on super area, two homes per floor, across 7 towers at G+40 and G+41.
That single-configuration design is exactly why the ₹10.42 crore average means something. In a project that mixes 2 BHKs with penthouses, the average ticket is arithmetic noise. Here, there is no small unit dragging the mean down and no duplex pulling it up. The spread within the average comes from only three variables: which type, which tower, and which floor.
So when you request the floor plan, ask for three documents with it:
- The tower stack drawing, showing which floors carry which of the two types.
- The carpet area printed on the RERA-registered plan, not the super area printed on the brochure. Haryana RERA governs carpet area; marketing is based on super area. The two numbers differ by roughly 45% in this project, and every per sq.ft. Comparison you read online quietly switches between them.
- The floor-rise schedule in writing. Get those three, and the ₹10.42 crore stops being an average and becomes your number.
What We Are Seeing at Sector 31, Gurgaon
The structure that fits this blog’s argument: what changed in inquiry quality between the March 2025 Phase 1 window and the March 2026 Phase 2 window; which of the two floor-plan types cleared first and what buyers said about the reason; how many buyers arrived already quoting the ₹3,000 Cr Phase 1 headline; what people actually ask about December 2031
One thing our team can say from the public record, and it is the reason we wrote this piece: every inquiry that reaches us quoting a Birla Arika price is quoting a different one. Buyers arrive with ₹9.49 Cr in their heads because that is what the first microsite said. The conversation then has to start by unwinding a number nobody sourced.

FAQ
What is the price of Birla Arika Gurgaon?
Birla Arika Gurgaon price averages roughly ₹10.5 crore per residence in Phase 2. That figure is derived from Aditya Birla Real Estate’s exchange filing, which shows over ₹1,600 crore booked across 152 units. Broker-published starting prices for this project are between ₹9.49 crore and ₹12.94 crore, so always ask for a floor-specific cost sheet before you commit.
Is Birla Arika, Sector 31, Gurgaon, RERA-registered?
Yes. Birla Arika is registered with Haryana RERA in two phases. Phase 1 carries RC/REP/HARERA/GGM/914/646/2025/17 dated 20 February 2025, and Phase 2 carries RC/REP/HARERA/GGM/1044/776/2026/16 dated 25 February 2026. You can verify both the numbers and the sanctioned plans, as well as the declared possession date, directly on haryanarera.gov.in before you pay any booking amount.
What is the Birla Arika Gurgaon floor plan?
The Birla Arika Gurgaon floor plan offers only 4 BHK plus staff residences in two types, with super area sizes of roughly 4,300 to 4,900 sq. ft. on super area. Each floor has 2 apartments across 7 towers, with G+40 and G+41. Ask for the 4 BHK Address in Central Gurgaon, because the carpet-to-super ratio shifts between the two types.
How fast did Birla Arika Phase 2 actually sell?
Birla Arika Phase 2 sold 152 of 156 residences within a month of launch, close to 97 percent absorption, per Birla Estates’ April 2026 disclosure to the stock exchanges. Bookings crossed ₹1,600 crores. Phase 2 was registered with Haryana RERA on 25 February 2026, so the whole sell-through happened inside roughly six weeks.
When is possession of Birla Arika Sector 31?
The RERA-declared possession date for Birla Arika Sector 31 is December 2031. That is the legally binding commitment on the Haryana RERA portal, and the delay compensation clause in your builder-buyer agreement kicks off from it. Confirm the date against your own tower’s registration, since Phase 1 and Phase 2 carry separate numbers.
Is Birla Arika a good investment in 2026?
Birla Arika suits buyers holding through to the 2031 handover, not short-cycle traders. The average realised ticket moved from about ₹9.3 crore in Phase 1 to ₹10.5 crore in Phase 2, roughly double Gurugram’s 6 percent citywide gain over the same window. Your exit depends on the two-per-floor format keeping its premium.
How does the Birla Arika Gurgaon price compare with the average in Gurugram?
At roughly ₹21,500 to ₹24,500 per sq. ft. on super area, Birla Arika Gurgaon price sits about 17 to 33 percent above Knight Frank’s Gurugram average of ₹18,354 per sq. ft. for H1 2026. That gap pays for a 13-acre central parcel, two units per floor, and a December 2031 handover.
What is the payment plan for Birla Arika Sector 31, Gurgaon?
Birla Estates has published construction-linked schedules for Birla Arika Sector 31, Gurgaon, but the milestone split changes by phase and by offer window. Broker sheets circulating online quote conflicting structures. Request the current schedule in writing from the developer, and match every milestone against the RERA-registered construction timeline before you sign anything.
Who is developing Birla Arika, and what is the track record?
Birla Estates Private Limited, a wholly owned subsidiary of Aditya Birla Real Estate, is developing Birla Arika. The company entered real estate in 2016 and reported ₹8,136 crores in booking value for FY2026, with NCR its largest contributing market. Collections grew 23.5 percent year on year, per its exchange filing.
What are the risks of buying at Birla Arika now?
Three risks matter here. Handover is in December 2031, so your capital is committed for more than five years. NCR sales fell 7 percent in H1 2026 while launches climbed, per Knight Frank. And 474 residences booked across two phases will eventually create resale supply that competes directly with your own exit.
